What am I required to do on this assessment? The coursework is intended to provide you with the opportunity to demonstrate understanding and integration of the various aspects of the program and this module. The aim should be to apply investment fundamentals to real estate and then use this knowledge to create a real estate portfolio with the parameters provided in the brief.

Format: Submission must have two (2) electronic files ONLY in the following format

The report and any appendices MUST be submitted as a single MS WORD file only.

A single spreadsheet file (MS Excel or similar) containing (at least) one (1) separate worksheet (labelled appropriately) for the appendices of all the calculations.

Note: Please DO NOT just paste pictures of extracts of the Excel file since we will need to see the formulas used in your calculations. Ensure that this Excel file is uploaded as a separate file and DO NOT EMBED it in the MS WORD file – embedded files that cannot open will be deemed missing and, therefore, make your work incomplete.

The Brief: Scenario You are the fund manager of a UK based (core+) hedge fund seeking to create an INTERNATIONAL real estate portfolio for the investment side of the fund. The directors have instructed you to advise them on the sectors from which real estate assets can be acquired to set up this real estate-based investment portfolio. You are required to create a diversified real estate portfolio by investing across (at least) three different property sectors (e.g. office, retail, hotel, logistics or industrial, and social housing etc.) internationally (outside of the UK). The amount of capital for investment is £300 million which MUST all be exhausted.

You should submit a typed WORD report of 2,500 words and ONE Excel file comprising calculations regarding the composition of the portfolio and performance analysis.

The report should address three key areas:

The development of an investment strategy, explaining the reasoning, assumptions, and objectives of the portfolio

The construction of the portfolio within the parameters set out above, justifying how it fulfils your defined investment strategy.

An analysis of the portfolio to include performance measurement and risk analysis.

Task 2: The Investment Report The report should state your aim and objective. What risk and return are you aiming for and why.

The report should clarify all key performance and risk indicators, sector and country specific macroeconomic information. It should explain why these countries/sectors have been chosen.

Your investment report should have an executive summary (separate A4, not in word-count).

The information used for the report should be referenced according to UWE Harvard style.

The portfolio should produce both capital growth and income return. Income will be re-invested in the property fund.

The selected sectors invested in do not all have to be overseas (but at least 3 should be).

Both direct and indirect property investment is permitted.

Transaction costs (and currency risk) should be ignored as this will be covered at the top fund level.

You should NOT drill down to the property level (i.e. looking at buildings) but work at the sector level.

You should show at least 15 years of performance data for the chosen sectors

The Portfolio: Where should I start? You need to start by reading the JLL Global Transparency index and downloading data from the MSCI Real Estate Analytics Portal. Not using the MSCi Real Estate data constitutes a fail.

What do I need to do to pass? To achieve a pass (50%), your submission should:

Demonstrate a basic understanding of the brief

Be presented professionally with few grammatical or typographical mistakes

Develop clear investment objectives in line with modern portfolio theory

Clearly explain why your chosen investment strategies are preferred over other alternatives

Indicate what sectors have been included in the portfolio (use of appendices and schedules is advisable)

Carry out market analysis to help you with the selection

Explain the selected investments concerning the investment strategy

Work within the parameters of the board of directors

Offer brief risk analysis in relation to the portfolio constructed

Offer simple benchmarking analyses of the performance both at asset and portfolio levels; and

Undertake some simple analysis of the portfolio concerning its diversification.
