This LAWE06101 assignment asks quantity surveying students to analyse the RIAI Standard Form of building contract (Yellow Form, with quantities) from the QS point of view. Students apply the contract to a real or hypothetical project, discuss four key administration topics in depth, reflect on the legal and practical challenges of the QS role, and present their findings in a short presentation.
Task 1: Analysis Report (60 marks)
Using real-world or hypothetical examples, discuss the sections of the RIAI Standard Form of building contract most relevant to the Quantity Surveyor (QS) role, explaining their significance and how you, as the QS, would interact with and administer these sections in practice.
Report Requirements
- A brief description of your chosen examples (project type, size, client, location, etc.).
- A completed RIAI contract (appended, or key extracts).
- A discussion of the contract sections most relevant to the QS, and an in-depth discussion of FOUR of the topics below.
- Valuation of variations
- Interim payments and final account
- Provisional and prime cost sums
- Retention and defects liability
- Insurance and risk allocation
- Extensions of time and liquidated damages
- Nominated sub-contractors and subletting
- Practical completion and handover
The report must include a critical reflection on the QS’s responsibilities and challenges in administering the chosen sections, reference relevant professional guidance (RIAI, SCSI etc.) and show an understanding of both the legal and practical aspects of contract administration.

Task 2: Presentation (40 marks)

- Explain your rationale for choosing these sections and how they relate to the QS’s responsibilities in practice.

Submission
Individual project submitted to Moodle as one PDF file and one PowerPoint file, with the presentation delivered in tutorials. The brief permits Level 4 AI use (AI generates content, student edits and critiques, with prompts, logs and reflection provided). Late submissions lose 20% per week, and work not submitted within two weeks of the deadline receives zero.
